Before any client buys on the water, I check the water depth at the dock (especially in winter, when the lake is lower), dock permits and condition, shoreline stabilization, and whether the lot faces the main channel or a protected cove. Each one affects both lifestyle and value.

Schools

Cornelius is served by Charlotte-Mecklenburg Schools, including Cornelius Elementary, J.V. Washam Elementary, Bailey Middle and William Amos Hough High. School assignments depend on the address, so I always confirm them for each home. Several private schools and public charter schools are also a short drive away; charter schools admit students through a lottery rather than by address.
