River Run is one of the most complete country club neighborhoods in the Lake Norman area: a championship golf course, a busy racquet center, sidewalks and greenways, and highly rated schools, all a few minutes from downtown Davidson. I have helped families buy and sell around Davidson and Lake Norman since 2006, and this is my guide to River Run.
River Run offers an active, family-friendly lifestyle at a lower price point than the lake's waterfront communities. Residents enjoy tree-lined streets with sidewalks, a greenway for walking and running, and a private country club at the center of neighborhood life. Downtown Davidson and Davidson College are about 10 to 15 minutes away. River Run is not gated.
Most homes were built between the early 1990s and the early 2020s, typically 2,500 to 7,200 square feet on lots of about a fifth of an acre to just over an acre. Styles range from traditional brick and stone homes to custom estates, many overlooking the golf course.
As of late September 2026, about 9 homes were for sale in River Run, priced from about $800,000 to $2.2 million. Recent sales earlier in 2026 had a median near $1.1 million.
What drives price here:
River Run Country Club is a private club with an 18-hole, par-72 championship course designed by Robert Walker and Ray Floyd, stretching more than 7,300 yards. The club also offers a large indoor and outdoor tennis and pickleball center, a junior Olympic-size pool, a fitness complex, and three dining venues.
Club membership is separate from owning a home in River Run and is not required.
River Run is served by Charlotte-Mecklenburg Schools, with highly rated options including Bailey Middle and William Amos Hough High, both close to the neighborhood. Davidson Day School, Woodlawn School and the Community School of Davidson are nearby private and charter options.
River Run has a homeowners association that maintains common areas and oversees architectural standards. Club membership is separate and optional. I confirm the current HOA dues and any assessments for every home before my clients write an offer.
River Run buyers are often families relocating to the Charlotte area for work, and many are comparing it with other Davidson and Cornelius neighborhoods. Strong presentation and pricing matter. With Premier Sotheby's International Realty, I combine local knowledge with professional staging and photography, video, targeted digital marketing and national and international exposure.
