I have called The Peninsula home since 2005. I raised my family here, I wakeboard off these coves every summer, and I have helped many of my neighbors buy and sell homes along these streets. This guide is what I share with clients who are considering The Peninsula, whether they are moving across town or across the world.
The Peninsula wraps around about 11 miles of Lake Norman shoreline in Cornelius, with a private Rees Jones golf course at its heart. It offers what few Lake Norman communities can combine in one place: deep-water waterfront homes, golf-course living, two private clubs, highly rated public schools and a 25-minute drive to Uptown Charlotte. It is an open, non-gated neighborhood with quiet, tree-lined streets, and neighbors really do know each other.
Most homes were built between the early 1990s and the late 2010s, in brick, stone and stucco, typically 3,500 to 7,000 square feet on lots of roughly a quarter acre to an acre. Estate homes on the main channel can exceed 10,000 square feet.
As of late September 2026, about 20 homes were for sale in The Peninsula, priced from about $1 million to $14.5 million, with a median list price near $2.6 million and an average of about $700 per square foot. Over the past year, homes have sold from about $690,000 to $5 million.
What drives price here:
The Peninsula Club is a private club with an 18-hole championship golf course designed by Rees Jones, a 35,000-square-foot clubhouse overlooking the lake, a fitness center, lighted Har-Tru tennis courts, a resort-style pool and dining. Memberships are offered at different levels (Full, Tennis and Social), so families can join for golf, tennis, swimming or simply the social life.
On the water side, the Peninsula Yacht Club offers a marina, dining, a pool, and an active calendar of boating and social events, with several membership levels.
Important: club memberships are separate from HOA dues and are not automatically included with a home. If club access matters to you, I will help you confirm membership options and costs before you make an offer.
For boaters, The Peninsula is hard to beat: many waterfront homes have private docks with direct access to the main body of Lake Norman. Before buying a waterfront home, I always check water depth at the dock, dock permits and condition, shoreline stabilization, and whether the lot faces the main channel or a protected cove, because each changes both lifestyle and value.
The Peninsula is served by Charlotte-Mecklenburg Schools: Cornelius Elementary, Bailey Middle and William Amos Hough High. Several private schools are also within a short drive.
HOA dues in The Peninsula are the same for every home: $787 every six months. Club memberships are separate and optional. I walk every buyer through the full cost of ownership before they write an offer.
Buyers here are often relocating from other states or countries, and they compare homes carefully. My approach combines local knowledge of every street with Premier Sotheby's International Realty's global marketing reach: professional staging and photography, video, targeted digital marketing and international exposure. My sales in The Peninsula include homes on Harbor Light Boulevard, Mainsail Pointe Drive, Belle Isle Drive, Spinnakers Reach Drive, Hidden Cove Lane, Peninsula Point Drive and Capstan Green Road.
A record sale: in 2023 I listed and sold 17605 Spinnakers Reach Drive for $3.8 million, about $900 per square foot, a record for The Peninsula at the time. The home had 28 showings and multiple offers. Read the Cornelius Today article.
